Real Estate Transactions.  That’s a broad brush stroke, and it encompasses many facets, from contract creation to title encumbrance resolution to loan document preparation for starters.  Real property transactional legal counsel is our core, our specialty.  We handle all types of needs arising from real property transactions serving all types of participants in those transactions. 

​As a result, we tailor our services to fit the needs of the type of client.  Perhaps it’s a first-time homebuyer.  Perhaps it’s clearing up a title dispute with a new survey and a shared easement maintenance agreement.  Perhaps it’s creating a new contract-related form for a real estate association for the local industry to use in transactions to adapt to changing trends in the marketplace.  And it might even be preparing a custom mortgage for a small lender that is looking for title expertise in securing their mortgage loan. 



For residential consumers, we have designed flat fee document preparation services to aide them (and their realtors) in getting their transactions to the closing table with minimal interference to the process. We can assist with just contract review or handle the entire transaction start to finish. And sometimes our services are needed to help someone plan for the future and title their assets correctly, prepare a will, a power of attorney, and/or a Transfer on Death Affidavit.

We understand the consumer’s reluctance to hire a lawyer to do these essentially important things, and so we help to make that process inexpensive and simple. We will provide you with actual legal advice tailored to your situation and we’ll teach you about the “why” of it too. We’ve seen too many situations where someone obtained legal counsel but was too afraid of the hourly rate to actually ask the questions that needed to be asked, and due to the resulting misunderstanding the client ended up in a pickle anyways.

For commercial investors, for example, we could provide due diligence to review the contract, title work, survey, provide entity formation or 1031 exchange services. We have the experience and knowledge to provide proactive legal counsel to avoid and prevent costly mistakes that you may not even realize are potential risks. We tailor our legal fees to the nature of the transaction, and attempt to do flat fees as much as possible to avoid the fears of hourly billing.
